How Long Will it Take to Seal my Parking Lot?

There’s no objective answer to this question. In most cases, if the entire lot that needs sealcoating can be closed off, we can coat it completely in just one day. But we know that closing off an entire lot isn’t always feasible. We will work out a schedule with you to get your lot sealed as quickly and efficiently as possible.

How Often Should I Seal Coat my Lot?

Assuming you want your parking lot to last as long as it can, you should reseal it every 2-3 years, especially if your parking lot sees a lot of car traffic, like at a grocery or retail store.

If your parking lot isn’t a high traffic lot, such as at an office building or an apartment complex, you can consider sealing it every 3-4 years instead.

Do You Use Coal Tar Sealers?

No, we don’t use coal tar sealers. We only use asphalt emulsion sealers. They’re more effective at improving asphalt’s durability since they are made from the same base oil and minerals. They are also more environmentally friendly.

Should I Coat My New Asphalt Parking Lot?

If you have just had an asphalt lot laid down, then no, you should not coat it yet. Newly laid asphalt needs to cure, which can take up to 6 months. Our recommendation is to have the lot seal coated in the following season instead.
