What You Should Know When Installing Asphalt in Highlands Ranch

Permit & HOA Requirements

Standard driveway repaving and sealcoating within an existing footprint typically do not require a building permit. However, because Highlands Ranch is governed by the Highlands Ranch Community Association (HRCA), exterior alterations including driveway work often require HRCA Architectural Review Committee (ARC) approval before you start. Check your HOA requirements first. Permits for commercial projects and new construction go through the Douglas County Building Division. Riley’s handles the permitting process for commercial clients and can advise on what approvals your project may require.

Highlands Ranch Soil Conditions

Highlands Ranch sits on Douglas County soils with significant expansive clay content. The clay swells when wet and shrinks when dry, and that seasonal movement stresses pavement from below. Homes in Northridge, which date to the early 1980s, have driveways that are now 40 years old and showing the cumulative effects of Colorado’s climate and soil conditions. Newer areas like Firelight and Backcountry have younger pavement, but the underlying soil conditions are the same

The Neighborhoods We Work In

Highlands Ranch is divided into four main community areas: Northridge, Southridge, Eastridge, and Westridge, each with dozens of sub-neighborhoods. Northridge has the oldest homes, built primarily from 1981 to 1993. Eastridge and Southridge developed through the 1990s and early 2000s. Newer development has continued in Firelight, Backcountry, and Indigo Hill. We work throughout all of these areas for both residential and commercial clients, including HOA-managed parking areas and commercial properties along University, Broadway, and County Line Road.
